Generally, the rental period begins on the 1st of October and ends on the 30th of September of the following year and is therefore 12 months. .

You are also welcome to stay with us for a period of less than 12 months, but we charge a monthly flexibility-fee of 10%.

In principle, we try to make visits possible, but can only offer this if a studio is free at the moment and therefore ask you to contact our rental team.

Each studio is fully furnished with a single-boxspring bed, a cabinet, a table with two chairs, a private bathroom and toilet, a Smart TV and a private kitchen with high quality appliances. Some single studios have an additional couch, a double-boxspringbed or a balcony.

All of our rents are ALL-IN prices with no hidden costs. Included is the following:
WIFI, electricity, heating, cooling, furniture using, kitchen using, Smart TV using and boxspring bed using.

What is not included?
Not included in the all-in rent is the deposit (which has to be paid in advance), the one-time service fee (which also has to be paid in advance) and the final cleaning fee (which will be deducted from the deposit when you move out).

EFFI Studios are perfectly connected to the public transport – the nearest subway station “U2 Donaustadtbrücke” is only a one-minute walk away. Due to the location on the Danube Island, you have perfect opportunities to relax on the island or go wakeboarding at the nearby wakeboard lift. On the first floor of the building there is a popular supermarket and a bike store.

Due to its location on a corner, the building is divided into two parts. It is possible that your studio is located either in “Am Kaisermühlendamm 128” or in “Kaisermühlenstraße 8”. But don’t worry – it’s more or less the same building.

Ceiling cooling is the newest technology for keeping rooms fresh in the hot summer months. It is silent and not as agressive as an AC, so you have a comfortable and perfectly tempered room – even on the hottest summer days.

All our studios are fully furnished including the mattress, a blanket and a pillow and the bed linen. All movable everyday-items like pans, plates etc. have to be brought by yourself.

Optionally,  you can book our fully equipped package (49,00 EUR / month) and we will equip your kitchen with all everyday-items.

Due to the unbeatable location of the EFFI studios, the way to the metro is as short as hardly anywhere else. Of course, we have equipped our studios with extra soundproof windows and doors so that you can enjoy your stay without any disturbances.

We need the following documents from you:

• Photo ID
• Proof of enrollment (for students)
• Proof of income (for non-students)
• Possibly a parental guarantee and their photo ID
• Rental agreement and the filled out cancellation form

After contacting our technician, you will learn the exact details of the handover. Your key will typically be stored in a key box, allowing you to move in flexibly even without our presence. Your important documents (such as registration form, handover protocol, house rules, etc.) will be ready in your room.

Yes. There is a communal laundry room in the building. Our modern washing machines and dryers can be paid for with NFC payments per wash cycle.

The building has a bike room available for free, which you are welcome to use at any time.
